Enclosed with your January quarterly billing for member assessments, you will find a copy of the 2007 budget approved by your Board of Directors on December 1st. This budget supports the operation of the Homeowners Association for the next calendar year. Every effort was taken by the board to fund our operating expenses without increasing the quarterly assessments.

Over the last couple of years the board has asked owners to approve special assessments to pay for urgent and expensive maintenance projects. Many of those have been completed, and others are currently underway. We hope that this money has been wisely spent. We have re-roofed several buildings, made structural repairs to decks, and replaced siding to protect from water intrusion. We have repaired and upgraded wells and septic tanks. Currently we are working to improve drainage around buildings with larger gutters, downspouts, and French drains.

A lot of work has been done, yet much more will be necessary. For many years, little was done to maintain buildings properly. The goal of this board is to correct this and protect the investment we all have made in Toxaway Views. We cannot do it all in one year. Special assessments may continue to be necessary this year and in the future, but our goal is to develop a plan for long term maintenance of Toxaway Views setting aside reserves to pay for each project as we go forward.
